Quick answers for Oakhurst homeowners
Is Oakhurst part of Ocean Township?
Yes. Oakhurst is an unincorporated community and census-designated place in Ocean Township, Monmouth County, not a separate town.
Is Oakhurst considered coastal for home insurance?
Often, yes. Oakhurst has no beach, but its eastern streets near Norwood Avenue are under a mile from the ocean and most of it is within about 3 miles, so many carriers treat it as coastal.
Do I need flood insurance in Oakhurst?
It is worth considering, because standard homeowners policies exclude flood.
What is a hurricane or wind deductible?
It is a separate, higher deductible for storm damage, usually a percentage of your dwelling limit instead of a flat dollar amount.
From the village of Oceanville to Oakhurst.
Oakhurst was the first village in Ocean Township, and it was first called Oceanville. A mill and a tavern stood here by the early 1800s. The village grew along Monmouth Road, then the Mechanicsville–Oceanville Turnpike, and the 1873 Beers atlas still labels the crossroads “Oceanville.” When Long Branch became a national resort, Oakhurst was home to the tradespeople who served its mansions.
A Newark newspaper later gave away small lots here as subscription prizes, and summer shacks went up on them. In the Depression, families who had lost homes up north moved in year-round. By the 1954 USGS map, the grid streets of Oakhurst Manor filled the land between Monmouth Road and the Army’s radio site, now Joe Palaia Park. Oakhurst is not a separate municipality. It is an unincorporated community of Ocean Township, and a census-designated place since 1990.
The Oakhurst CDP counted 3,995 residents in 2010 and 4,069 in 2020, on about 1.6 square miles between Route 35, West Park Avenue, Monmouth Road and Deal Road. The Oakhurst name and the 07755 ZIP also cover streets north and east of those lines, out to Norwood Avenue. That is where the DSN Community Center opened in 2014 to serve the Syrian Jewish community of the Deal area. Ocean Township High School is on West Park Avenue in Oakhurst.

DSN Community Center
The Deal Sephardic Network was founded in 2007 to serve Deal’s Syrian Jewish community. In December 2014 it opened a 30,000-square-foot center on Norwood Avenue in Oakhurst, with a 4,400-square-foot fitness center and programs for youth, teens, singles, adults and seniors.

Joe Palaia Park
Ocean Township’s largest park sits at Dow Avenue and Whalepond Road, Oakhurst. It was AT&T’s Deal Test Site from 1919, then an Army satellite-tracking station, shown as a military reservation on the 1954 map. Today: walking and bike paths, disc golf and the Saul Rubin Fields.

The Oceanville crossroads
Monmouth Road was the Mechanicsville–Oceanville Turnpike, and the village grew where West Park Avenue meets it. The building that held a hotel and tavern still stands on Monmouth Road at the foot of West Park Avenue.

West Park Avenue
Oakhurst’s main east–west road. Ocean Township High School opened at 550 West Park Avenue in September 1965 and had 996 students in 2023–24. Route 18 signs Exit 12A for West Park Avenue and Oakhurst.

How close is the coast?
Oakhurst has no beach and no waterfront, but the ocean is close. By our estimate, Norwood Avenue, on the Deal line, is under a mile from the ocean, the middle of the CDP is about 2 miles away, and Route 35 on the western edge is about 3 miles. Many carriers price wind and hurricane risk by distance to the coast, so many Oakhurst addresses are treated as coastal. It depends on the carrier and the exact address.
Hurricanes and Sandy
Sandy was no longer a hurricane when it came ashore near Brigantine on October 29, 2012, so New Jersey hurricane deductibles did not apply. Oakhurst is inland, and its land rises from under 20 feet above sea level along Poplar Brook to over 60 feet. We found no published reports of Sandy’s storm surge reaching Oakhurst homes. A storm that is still a hurricane at landfall could trigger your hurricane deductible.
“In Tropical Storm Isaias, falling trees damaged homes in Oakhurst.”
Wind and falling trees
The most common storm claims here are wind and falling trees. When Tropical Storm Isaias hit on August 4, 2020, about 2,300 Ocean Township homes lost power. The Coaster reported that falling trees and limbs damaged several homes, “especially in the older sections of the township like the Oakhurst and West Allenhurst areas.” Township police said one house on Bauer Avenue was left uninhabitable. Oakhurst has many older homes under tall trees, so keep limbs trimmed back from the roof.
Fire
Wildfire risk in Oakhurst is low. It is a built-up suburb, not Pinelands. If your yard backs onto the woods along Poplar Brook or Joe Palaia Park, keep brush and dead branches cleared.
Rain and flooding
Flooding in Oakhurst comes from rain and brooks, not the ocean. Poplar Brook drains Oakhurst east to the ocean at Deal, and Whale Pond Brook runs along the north side of the Oakhurst area. In October 2005, eight days of rain sent Poplar Brook through a berm and left 22 homes at the Poplar Village senior community uninhabitable. The Army Corps flood plan for the brook called for a detention basin upstream in Joe Palaia Park. On July 6, 2026, flash flooding swamped cars on Route 35, and part of the roof of the BJ’s on Route 35 in Oakhurst collapsed under the weight of the water. Ocean Township has been in the National Flood Insurance Program since 1977. We recommend at least $25,000 of water backup coverage. Flood is a separate policy.
Home values and your dwelling limit
The U.S. Census Bureau puts the median value of an owner-occupied home in the Oakhurst CDP at $718,900, and $768,400 across the 07755 ZIP code (2020–2024 American Community Survey). The median Oakhurst home was built in 1963. Rebuild cost is a different number from market value, so check your limit against our 2026 guideline of about $250 per square foot.

Three quick checks for any Oakhurst home insurance policy.
1. Dwelling coverage guideline
Our 2026 starting point is about $250 per square foot. Custom finishes cost more.
2. Hurricane deductible
A percentage deductible applies to hurricane or wind damage, not to every claim.
3. Your flood zone
Look up your address on FEMA’s official flood map. Zones starting with A or V are high risk, and a lender will usually require flood insurance there. Homes outside those zones can still flood.

What Oakhurst homeowners should ask about.
- 01
Your policy says Ocean Township
Carriers rate Oakhurst homes as Ocean Township, ZIP 07755. Give us your exact address, because distance to the coast can change from Route 35 to Norwood Avenue.
- 02
1950s and 1960s homes
The median Oakhurst home dates to 1963. Older roofs, wiring and plumbing matter to carriers, and many homes had buried heating oil tanks, which standard policies often exclude. Tell us if you have one, or proof it was removed.
- 03
Renovations, additions and rebuild cost
If your house has been expanded, raised or rebuilt, your dwelling limit often stays the same unless you tell us. We like to see about $250 per square foot as a starting point, more for custom finishes.
- 04
Homes near Poplar Brook
Heavy rain can overwhelm the brook, storm drains and sump pumps. Keep at least $25,000 of water backup, and ask about a separate flood policy, even outside a mapped flood zone.
- 05
Hosting, guests and large households
Shabbat and holiday guests mean more chances for an injury. Ask about higher liability limits and an umbrella policy, and tell us about pools, trampolines and temporary structures like a sukkah.
- 06
Jewelry, silver and Judaica
Standard policies often cap jewelry and silver theft at a few thousand dollars. Schedule jewelry, watches, silver Judaica and other valuables item by item with appraised values.
- 07
Basement apartments and second homes
A rented basement apartment or ADU can make your home a two-family to the carrier and may need a DP-3 policy, so disclose it. Own a home in Florida, Brooklyn or elsewhere? We place home coverage in all 50 states.
“The typical Oakhurst home was built in the 1960s. Older homes need a closer look.”

Oakhurst home insurance questions, answered.
Is Oakhurst part of Ocean Township?
Yes. Oakhurst is an unincorporated community and census-designated place in Ocean Township, Monmouth County, not a separate town. It has its own ZIP code, 07755, but Ocean Township runs its government, schools and building permits, and carriers rate homes here as Ocean Township.
What is an independent insurance agency?
An independent agency works with many insurance companies instead of one. Stonebrook is independent and compares more than 25 carriers for your home.
Is Oakhurst considered coastal for home insurance?
Often, yes. Oakhurst has no beach, but its eastern streets near Norwood Avenue are under a mile from the ocean and most of it is within about 3 miles, so many carriers treat it as coastal. It depends on the carrier and the address.
Do I need flood insurance in Oakhurst?
It is worth considering, because standard homeowners policies exclude flood. Poplar Brook has flooded homes nearby, and flash flooding hit Route 35 in Oakhurst in July 2026. Ask us whether flood coverage makes sense for your address.
How do I check if my address is in a flood zone?
Search your address on FEMA’s Flood Map Service Center at msc.fema.gov. It shows your zone on the current map. Homes outside a mapped zone can still flood, so ask us either way.
How much does home insurance cost in Oakhurst?
It depends on your home, your carrier and your distance from the coast. For reference, NerdWallet put New Jersey’s average at $2,030 a year in 2026 for a sample policy with $600,000 of dwelling coverage. We compare more than 25 carriers to find the right price for your home.
What is a hurricane or wind deductible?
It is a separate, higher deductible for storm damage, usually a percentage of your dwelling limit instead of a flat dollar amount. A 2% deductible on a $700,000 dwelling limit is $14,000. Check what triggers yours and how high it is.
Does my homeowners policy cover a neighbor’s tree falling on my house?
Usually, yes. Your own policy typically pays to repair your house, minus your deductible, no matter whose yard the tree grew in. The neighbor is generally responsible only if they were negligent, for example if they ignored a tree they knew was dead.
Is my sukkah covered?
Often, but check your policy. A sukkah is usually treated as an other structure or as personal property, and wind damage to it may be covered. Liability coverage applies to guests who get hurt, so make sure your limits are high enough.
Do I need to tell my insurance company about a basement apartment?
Yes. A separate unit that someone lives in can make your home a multifamily dwelling to the carrier. You may need a landlord or dwelling fire policy (DP-3), and tenants may need renters insurance. Disclose the unit to avoid problems at claim time.
How much dwelling coverage should I have in Oakhurst?
As of 2026, we like to see about $250 per square foot of living space as a starting point, and more for custom finishes.
Can Stonebrook insure a vacation home outside New Jersey?
Yes. We place home coverage in all 50 states through our carriers and partners.
