Quick answers for Manalapan homeowners
Is Englishtown part of Manalapan?
No. Englishtown is a separate borough, incorporated in 1888, that Manalapan surrounds completely.
Is Manalapan considered coastal for home insurance?
Usually not. Most of Manalapan is 10 to 18 miles from Raritan Bay and 16 or more miles from the ocean.
Do I need flood insurance in Manalapan?
It is worth considering, because standard homeowners policies exclude flood.
What is a hurricane or wind deductible?
It is a separate, higher deductible for storm damage, usually a percentage of your dwelling limit instead of a flat dollar amount.
From farm township to battlefield suburb.
Manalapan was formed from the western part of Freehold Township on March 9, 1848, at a meeting in Phebe Perrine’s tavern in Englishtown. The name comes from the Lenape language. The township says it was said to mean “good land to settle upon,” and other translations include “good bread.” The 1850 census counted 1,910 people. It was farm country, with grain, vegetables and, by 1873, seven grist and saw mills and two woolen mills. The Millhurst mill building is the only one left.
On June 28, 1778, the Battle of Monmouth was fought on these fields, and Old Tennent Church served as a hospital. Englishtown, where the township first met, became a separate borough in 1888. Manalapan surrounds it completely, and the two share the 07726 ZIP code. Township offices moved to Tennent. The township also includes Yorketown, Gordons Corner, Millhurst, Clarks Mills, Smithburg, Taylors Mills, Tennent and other sections.
Farms passed from father to son, and growth stayed slow until 1960. Then developers bought the farms. The population went from 3,990 in 1960 to 14,049 in 1970 and 33,423 in 2000. It had 38,872 residents in 2010 and 40,905 in 2020, its highest count ever. Manalapan has long had a large Jewish community. Its Orthodox community has grown around an eruv, a mikvah and several shuls, and in 2024 Congregation B’nai Israel received approvals to expand the Manalapan eruv and opened a guest house for families thinking about moving here.

“Manalapan grew from 3,990 people in 1960 to more than 40,000 today, and the farms became neighborhoods.”

How close is the coast?
Manalapan is inland. The northern edge of the township, near Route 9, is about 9 miles from Raritan Bay. Most of the township is 10 to 18 miles from the bay and about 16 to 22 miles from the ocean. Most carriers do not treat Manalapan as coastal, but some measure distance to any tidal water, so a few northern addresses may get coastal questions. It depends on the carrier and the address.
Hurricanes and Sandy
Sandy was not a hurricane when it came ashore near Brigantine on October 29, 2012, as a post-tropical cyclone, so New Jersey hurricane deductibles did not apply. Manalapan’s damage was mostly trees and power lines. A week later, on November 5, JCP&L still had 1,700 Manalapan residents without power, on 39 streets and developments the township listed.
“A week after Sandy, 1,700 Manalapan residents were still without power.”
Wind, trees and a tornado
The claims that actually happen here are wind and falling trees. On May 27, 2001, an F2 tornado with winds near 120 mph cut a 1.5-mile path from Arbach Lane to Guest Drive. It badly damaged four houses, mainly on Debarcy Court, and uprooted or damaged 150 to 200 trees. In August 2020, Tropical Storm Isaias left 7,008 residences without power, and fallen trees and wires closed Millhurst, Pension, Oakland Mills and Union Hill roads.
Fire
Wildfire risk in Manalapan is low. The township is well north of the Pinelands. The New Jersey Forest Fire Service runs planned burns at Monmouth Battlefield State Park to clear brush, and they send up heavy smoke. If your home backs onto woods or the battlefield fields, keep brush and dead branches cleared.
Rain and flooding
Flooding here comes from heavy rain and brooks, not the ocean. Manalapan Brook runs past Millhurst, and Wemrock Brook runs through the battlefield. Heavy rain closed Conmack Lane, Tennent Road and Pinebrook Road in October 2021, and the December 18, 2023 storm flooded Conmack Lane and Wilson Avenue again. Manalapan has been in the National Flood Insurance Program since 1977. Finished basements and sump pumps are where most of the water damage shows up. We recommend at least $25,000 of water backup coverage. Flood is a separate policy, so ask about it.
Home values and your dwelling limit
The U.S. Census Bureau puts the median value of an owner-occupied home in Manalapan at $655,500 (2020–2024 American Community Survey). Large colonials in newer developments are often worth much more. Rebuild cost is a different number from market value, so check your limit against our 2026 guideline of about $250 per square foot.

Three quick checks for any Manalapan home insurance policy.
1. Dwelling coverage guideline
Our 2026 starting point is about $250 per square foot. Custom finishes cost more.
2. Hurricane deductible
A percentage deductible applies to hurricane or wind damage, not to every claim.
3. Your flood zone
Look up your address on FEMA’s official flood map. Zones starting with A or V are high risk, and a lender will usually require flood insurance there. Homes outside those zones can still flood.

What Manalapan homeowners should ask about.
- 01
Large homes and your dwelling limit
Many Manalapan homes are large colonials with two-story foyers, big kitchens and custom finishes. Your dwelling limit should match the rebuild cost, not the price you paid. We like to see about $250 per square foot as a starting point, more for custom work.
- 02
Finished basements and water backup
A finished basement is often the most expensive room to flood. If the sump pump fails or a drain backs up, standard policies pay little without an endorsement. Keep at least $25,000 of water backup, and ask about a battery backup pump.
- 03
Basement apartments and ADUs
A basement apartment or in-law suite with a tenant can make your house a two-family dwelling to the carrier. You may need a landlord or dwelling fire policy (DP-3). Disclose the unit so a claim does not run into trouble.
- 04
Pools, hosting and an umbrella
Pools, trampolines, dogs, simchas and Shabbos guests all add liability risk. Ask about higher liability limits and an umbrella policy, and tell us about temporary structures like a sukkah.
- 05
Jewelry, silver and Judaica
Standard policies often cap jewelry and silver theft at a few thousand dollars. Schedule jewelry, watches, silver Judaica and other valuables item by item with appraised values.
- 06
Homes near the brooks
Homes near Manalapan Brook, Wemrock Brook and low roads like Conmack Lane can see water in heavy rain. Flood is a separate policy, even outside a mapped zone. Ask us whether it makes sense for your address.

Manalapan home insurance questions, answered.
What is an independent insurance agency?
An independent agency works with many insurance companies instead of one. Stonebrook is independent and compares more than 25 carriers for your Manalapan home.
Is Manalapan considered coastal for home insurance?
Usually not. Most of Manalapan is 10 to 18 miles from Raritan Bay and 16 or more miles from the ocean. The northern edge near Route 9 is about 9 miles from the bay, so a few carriers may ask coastal questions there. It depends on the carrier and the address.
Do I need flood insurance in Manalapan?
It is worth considering, because standard homeowners policies exclude flood. Heavy rain has flooded roads near Manalapan Brook and Conmack Lane, and the township has mapped flood hazard areas. Ask us whether flood coverage makes sense for your address.
How do I check if my address is in a flood zone?
Search your address on FEMA’s Flood Map Service Center at msc.fema.gov. It shows your flood zone on the current map. Homes outside a mapped zone can still flood, so ask us either way.
How much does home insurance cost in Manalapan?
It depends on your home, your carrier and your distance from the coast. For reference, NerdWallet put New Jersey’s average at $2,030 a year in 2026 for a sample policy with $600,000 of dwelling coverage. We compare more than 25 carriers to find the right price for your home.
What is a hurricane or wind deductible?
It is a separate, higher deductible for storm damage, usually a percentage of your dwelling limit instead of a flat dollar amount. A 2% deductible on a $700,000 home is $14,000. Inland homes often have lower or no hurricane deductibles, so check what yours says.
Does my homeowners policy cover a neighbor’s tree falling on my house?
Usually, yes. Your own policy typically pays to repair your house, minus your deductible, no matter whose yard the tree grew in. The neighbor is generally responsible only if they were negligent, for example if they ignored a tree they knew was dead.
Is my sukkah covered?
Often, but check your policy. A sukkah is usually treated as an other structure or as personal property, and wind damage to it may be covered. Liability coverage applies to guests who get hurt, so make sure your limits are high enough.
Do I need to tell my insurance company about a basement apartment?
Yes. A separate unit that someone lives in can make your home a multifamily dwelling to the carrier. You may need a landlord or dwelling fire policy (DP-3), and tenants may need renters insurance. Disclose the unit to avoid problems at claim time.
How much dwelling coverage should I have in Manalapan?
As of 2026, we like to see about $250 per square foot of living space as a starting point, and more for custom finishes. A 4,000-square-foot colonial would start around $1 million of dwelling coverage.
Can Stonebrook insure a vacation home outside New Jersey?
Yes. We place home coverage in all 50 states through our carriers and partners.
Is Englishtown part of Manalapan?
No. Englishtown is a separate borough, incorporated in 1888, that Manalapan surrounds completely. The two share the 07726 ZIP code, so carriers rate your home by its exact address and municipality, not the ZIP. Stonebrook insures homes in both.
